This equity crowdfunding campaign aims to raise funds for the restoration of Padure Manor, managed through Padure Manor Restoration Association, overseeing the project. Investors acquire shares in the association by participating in this campaign. The initial funding target is set almost at 70,000 euros for the first phase, with a total goal of 1,500,000 euros across four phases. Once funded, the association will commence crucial infrastructure upgrades, enhancing the manor's cultural and hospitality offerings. Investors can expect potential returns and privileges based on their investment, including exclusive access to future events and dividends linked to the manor's growth and operations.
Have you ever imagined owning a manor and being part of its restoration? Have you dreamed of hosting concerts and exhibitions at your manor, always having a place to retreat and relax? Have you pictured a manor where you could invite all your relatives and friends, with ample space for everyone?
Your manor—a majestic building with a historical aura, surrounded by a vast park where roses bloom and birds sing. It features a garden terrace perfect for morning coffee and a large hall for dancing and enjoying delicious meals. Your manor, straight out of a fairy tale movie, boasts numerous rooms and galleries.
If this is your dream, read on! My name is Jānis Lazdāns, and I am the owner of Padure Manor. Sixteen years ago, the beauty of Padure Manor first captivated me, and since 2015, I have been actively involved in its restoration. Over the past few years, I have invested a great deal of energy, work, time, and care in the manor, including organizing tours, events, concerts, and hosting guests. Padure Manor has become a delightful place for visitors and has gained recognition among creative personalities thanks to its unique exhibitions and inspiring atmosphere.
Restoring the manor is a passion of mine, and although I initially saw it as a lifetime project that drove me to despair, it has now become a wonderful journey. During this time, I have experienced a wealth of positive emotions, met people, attended concerts, theatre performances, and exhibitions. My knowledge of restoration processes and event management skills have undoubtedly improved.
After eight years of restoration work, I've concluded that it's challenging to accomplish this alone. I have a plan, but additional ideas, knowledge, experience, and energy are needed. Here lies a unique opportunity for you to become a co-owner of Padure Manor.
The grand vision for the manor's restoration includes converting it into a gourmet hotel. This means guests can book 3 or 5-day culinary masterclasses in the historical building and learn to prepare various dishes from ancient cookbooks. Ingredients will be sourced from local farms in the Kuldiga region, benefiting local agriculture. In the evenings, guests can enjoy social gatherings or live music at the manor. This offer reduces demand seasonality, with Christmas and Easter dishes taught just before the respective holidays. The masterclasses are planned for weekdays, with the manor available for rent for weddings, birthdays, or other celebrations on weekends. Additional income from renting out the manor for seminars, conferences, photo sessions, etc., is also planned.
Throughout the design and construction phase, the manor will operate as usual, as we have figured out how to conduct the renovations without disturbing guests' relaxation. Regarding financial benefits, as previously mentioned, all funds will be invested in improving and developing the technical condition of the manor, increasing its value as a real estate and business entity.
The project does not end here, and the next step we envision is the restoration and refurbishment of the attic rooms.
