This equity crowdfunding campaign aims to raise €149,600 to continue the restoration and infrastructure development of Padure Manor. The project is managed by the joint-stock company "Padures muiža". Investors will receive B-class preferred shares, which provide dividend preference and liquidation rights, but without voting rights. The manor is included in the company’s share capital. This is the second of four planned funding stages, with a total goal of €1,500,000. The funds raised in this round will be used to install heating and communication systems, enabling year-round operation, increasing the manor’s commercial potential and its availability for cultural events. Investors will gain potential income, exclusive privileges, and the opportunity to contribute to the preservation of Latvia’s cultural heritage.

My name is Jānis Lazdāns, and I am the owner of Padure Manor. Sixteen years ago, I was first enchanted by the manor’s beauty, and since 2015, I have actively been restoring it myself. Over the past years, I’ve invested a great deal of energy, time, and care into the manor – organizing tours, events, concerts, and hosting guests. Padure Manor has become a beloved destination and gained recognition among creative personalities thanks to its unique exhibitions and inspiring atmosphere.
Restoring the manor is a heartfelt mission. At first, I saw it as a life sentence, almost despairing over the scope of the task. But now, it has become a beautiful journey. I’ve had countless uplifting experiences, met wonderful people, and attended concerts, theater plays, and art exhibitions. Along the way, I’ve improved not only my knowledge of restoration processes but also developed strong event organization skills.
After 10 years of restoring Padure Manor, I’ve come to realize that doing it alone is difficult. I have a clear plan on how to complete the work, but it requires not only funding, but also additional ideas, knowledge, experience, and energy.
In the first crowdfunding round, 108 investors became co-owners of Padure Manor by acquiring B-class shares and supporting the vision of transforming the manor into a place where history, culture, and entrepreneurship meet. Thanks to their trust, we have already made significant progress. Among our shareholders is also the actor Gundars Āboliņš and other well-known Latvians. Becoming a co-owner means joining an exclusive club.

The grand vision is to restore and redevelop the manor into a gourmet hotel. Guests will be able to book 3- or 5-day culinary retreats in a historic setting and learn to cook traditional recipes from vintage cookbooks. All ingredients will be sourced from local farms, supporting Kuldīga region farmers. Evenings will be spent in the manor, enjoying conversations or live music. This offer helps reduce seasonality: before Christmas, guests can learn festive recipes; before Easter – Easter dishes. These culinary classes will be held on weekdays. On weekends, the manor will be rented out for weddings, birthdays, and other celebrations. Additional revenue will come from seminars, conferences, photoshoots, etc. This model mitigates seasonality risks and promotes local tourism.
According to preliminary calculations, the total cost for the full restoration is €1,500,000.
Tourism Market Attractiveness
Throughout the design and construction period, the manor will continue operating normally, as we have found ways to conduct renovation works without disturbing guests.
As for financial benefits – all funds raised are invested directly into improving the manor’s technical condition and development. This increases the property’s value both as real estate and as a business asset.
Thanks to the funds raised in the first round, the following has been accomplished:
Two bathrooms in the attic have been built and prepared for finishing
Ground floor toilet construction has begun – plumbing is installed
The wastewater project has been developed and approved, septic system construction started
Several windows have been replaced and restored
Several bedrooms have been prepared for guest accommodation
Regular tours, celebrations, and art exhibitions are held
These achievements prove – the manor is not just a vision, it is already active and evolving!
This funding round focuses on key infrastructure: installing a heat pump system, building heating for the ground floor, and renovating the Virca and Ivy rooms. This will allow the manor to operate year-round, strengthen its sustainable business model, and protect historical values from changing weather conditions.
Even during restoration, the manor continues to welcome guests. We’ve learned how to successfully combine hospitality with construction. All funds are invested in improving the property's technical condition, which increases both market and functional value.
